Site Plans & Land-Use Planning

Technical Explanation

Site planning involves designing the layout of a specific site – placement of buildings, roads, parking, landscaping, drainage, utilities, etc., ensuring a logical and efficient arrangement. Land-use planning is broader, dealing with zoning and allocation of land for various uses (residential, commercial, industrial, recreational) in either an urban masterplan or regional plan. These services require balancing spatial efficiency, regulatory compliance (setbacks, densities), and environmental or community considerations.

Main requirements

Required for property development projects (from a single plot to an entire subdivision). Needs surveys (topographic map, legal boundaries) and understanding of zoning regulations or masterplan guidelines. For land-use planning at larger scales, it needs demographic and infrastructure data as well. The main output is a site plan drawing or land-use map plus a report explaining how the design meets all requirements and stakeholder needs (like access, services, open space).
